No Pets

We strive to provide a home that is comfortable for everyone, including those with allergies. Although we personally love our furry family members, no pets of any type are permitted on this property.

No Smoking

We have a strict no-smoking policy. This includes cigarettes, cigars, vape pens, etc. If you have a smoker in your group, smoke outside and carefully dispose of your cigarette butts. Any evidence of smoking indoors will result in a hefty cleaning and smoke mitigation fee.

No Parties

We have a strict no-party policy. Inviting unapproved guests beyond the number of occupants permitted in your reservation will result in immediate cancellation of your reservation with no refund given.

Hot Tub Use

Enjoy the hot tub and views,… but please observe the following rules…

  • No Glass Drinkware
  • No Bath Bombs, Bath Salts, etc.
  • No Biological Fluids
  • Use Pool Towels Provided
  • Supervise Children (Note: Hot tubs are not safe for children)
  • No More Than 6 Adults (Excess Occupants Will Cause Damage)
  • Use At Your Own Risk

Fire Pit

We have obtained the necessary permits to operate the fire pit. Please follow these restrictions…

  • Do not burn wood if the fire danger is high (per NH or Bartlett authorities)
  • Burn only clean, untreated wood or brush less than 5 inches in diameter.
  • Do not leave fire burning unattended.
  • After the fire pit has cooled, place the cover back on the fire pit.

Quiet Hours

Bartlett, NH has a 24-hour noise ordinance. Please keep noise levels reasonable throughout the day. QUIET HOURS are 10pm and 8am. Any noise complaints or law enforcement visits will be cause for immediate eviction without refund.

Fireplace Use

The fireplace is operated with a remote.

  • Please turn on the blower when in use. This will help distribute the heat.
  • Keep children away from fireplace during and after use.
  • Do not use fireplace while air conditioning is on in the home.

Septic Precautions

We’re in rural New Hampshire so the home is serviced by a private septic system. To avoid sewage backup or overflow, follow these guidelines…

  • Do not flush anything down the toilets except toilet paper. This includes feminine products, wipes, and other items marked as flushable.
  • Do not dump grease down the kitchen drain.
  • Do not leave water running unnecessarily (i.e. while brushing your teeth).

Heating & A/C

Each floor is a separate HVAC zone. A thermostats is located on each living level.

  • Keep windows and doors shut while heating or air conditioning is turned on. Open windows/doors can lead units to run non-stop and cause lines to freeze or overheat.
  • Do NOT run air conditioning when the temperature outside is below 60 degrees. This will damage the system.

Do Not Move Furniture

Please do not move or rearrange furniture. Doing so will result in a charge for these items to be returned and properly staged for the next guest.

Door Lock

  • To unlock the door, enter the code provided to you. If you enter the wrong code, wait a few seconds before re-trying.
  • To lock, press the lock icon in the bottom right corner.

Grill

A gas grill is provided at no extra charge. Please move the grill out of the garage before using it. After each use…

    • Turn Off Gas
    • Clean Grill Surface
    • Return to Garage for Storage
    • Due to local wildlife, do not leave grill outside overnight.

HVAC System

To change the temperature setting, tap the large number displayed on the Ecobee thermostat and swipe up or down. Once you reach the desired temperature, tap the number on the screen again to save. There is a thermostat on each floor.

Trash & Recycling

Due to local wildlife, do not leave any trash outdoors. Trash bins are provided in the garage. Bag all trash and place them in the garage bins (no loose trash please!).

Note: Recycling bins are for redeemable bottles/cans only.

Coffee Maker

K-Cup

  1. Place mug on drip tray.
  2. Lift handle and insert K-cup pod.
  3. Lower handle.
  4. Press POWER button.
  5. Select POD.
  6. If desired, Press STRONG for a bolder coffee.
  7. Press BREW.

Carafe

  1. Fill water reservoir to the max line.
  2. Lift cover and add ground coffee into filter basket.
  3. Close cover.
  4. Make sure carafe is securely placed on the heating plate.
  5. Press POWER button.
  6. Select CARAFE.
  7. Press BREW.

Heating plate will keep coffee warm for 2 hours. Press and hold the CARAFE button to turn off heating. Please clean reusable filter after each use.

Take Out Trash

Please remove all trash including any personal items that you brought with you. Put all trash in bags and place them in the garage bins.

Load & Start Dishwasher

Clean all dirty dishes/pots/pans or load them in the dishwasher and start a wash cycle before leaving.

Shut/Lock Windows and Doors

Please check all of the windows and doors before leaving. Thank you for helping to keep our home secure!

The entrance to the home is between Andes Ski Shop and Earles Field Rd. If you’re coming from the south, after passing Andes Ski Shop, drive past 2 single family properties and then take the 1st right turn into our private street. The driveway entrance is on the right before Earles Field Rd. There are 6 homes in the neighborhood. We’re the last house on the right.
