Rules

No Pets

Although we personally love our furry family members, no pets of any type are permitted on this property due to condo association rules.

No Smoking

We have a strict no-smoking policy. This includes cigarettes, cigars, vape pens, etc. Smoking is not allowed anywhere indoors or on the deck (per condo association rules).

No Parties

The community has a strict no-party policy. Inviting unapproved guests beyond the number of occupants permitted in your reservation will result in immediate cancellation of your reservation with no refund given.

Grill Usage

A grill is available on the patio. Please keep the grill away from the building during use and turn off gas after each use. Notify the rental manager if the propane tank becomes empty.

Do Not Move Furniture

Please do not move or rearrange furniture. Doing so will result in a charge for these items to be returned and properly staged for the next guest.

Quiet Hours

Please keep noise levels reasonable throughout the day. QUIET HOURS are 10pm to 8am. Any noise complaints or law enforcement visits will be cause for immediate eviction without refund.

Instructions

Heating

The thermostat in the living controls the floor heat in the entire home. The ideal temperature is usually around 68 degrees. Please note that it takes time for the floors to heat up the home. Avoid dramatic adjustments to the temp.

Mini-split Systems

Mini-split heating and air conditioning units are mounted on the walls of each room. Each unit is controlled via its own remote.

  • Please keep doors and windows shut while heat or AC is running.
  • In winter, set heat temperatures to 60 degrees before checkout.
  • In summer, set AC  temperatures to 78 degrees before checkout.

Trash

Separate trash and recycling and place them in the bins in the garage. Please do not leave any loose trash in the bins as this may result in an additional cleaning fee.

Basement Kitchen Hot Water

The basement kitchen sink has a knob that controls hot water temperature. Adjust the knob before turning on the faucet.

Fireplaces

Both fireplaces are controlled by a remote. For the first floor fireplace, press the power button to turn it on. The basement fireplace remote requires pressing of 2 buttons at the same time.

Check-out Steps

Take Out Trash

Please remove all trash including any personal items that you brought with you including food in the fridge. Put all trash in bins in the garage.

Load & Start Dishwasher

Clean all dirty dishes/pots/pans or load them in the dishwasher and start a wash cycle before leaving.

Shut/Lock Windows and Doors

Please check all of the windows and exterior doors before leaving. Thank you for helping to keep our home secure!

Restore Heat/AC to Original Settings

Turn off the mini-split systems.

70 Moat View Dr., Albany, NH

From US Route 113, take Route 112 (a.k.a. Kancamagus Highway). Turn left onto Moat View Drive. #70 will be on your right hand side. There’s a long driveway leading up to the home.
